Buyers Information
I feel that first it is really necessary for me to ascertain just why they are moving and what is it that they expect in their new dwelling in terms of space, price, style, location, community and commute to work. If the buyers live here in S. Florida I like to visit them where they are living so that I understand what they like or don't like now in their home. It really helps me learn about their life style. With all this in mind I set up an appointment with them and show them homes I feel appropriate asking that they make notes on the property sheets that I provide for them in a folder. I also ask that they have a pre-qualification letter with them in the event that they see a home which they love. In this active seller's market you really have to act quickly in making an offer, as there is a lack of nice homes in popular price ranges. In this challenging real estate market it is important to have a good negotiator like myself to present your offer professionally. Not only do I, but Coldwell Banker agents on a whole are known to be a step above the crowd in knowledge, expertise and ethics. After the contract is negotiated my job will just begin as I help my buyer secure a good inspector from a list of three qualified vendors. I also work with the mortgage and title company representatives making sure that everything is in order and often supply the buyer with names of painters, tile and granite people who might be used after the closing. Most sellers will allow these vendors to see the home with a realtor present even before the closing which is time saving for the buyer. It is not unusual, too, for me to show prospective buyers where to shop for quality meat, produce, fish, children's clothes, porch & patio furniture,etc. Also I know the best restaurants, malls, beaches, the list goes on! I have been fortunate to have many referrals from clients for whom I have found homes in the Palm Beaches. A week doesn't go buy that someone calls saying that they were referred by their friend, aunt, etc. For someone like me, it is comforting when I know someone was happy enough to tell people about my good service.
